It’s that time of year again.
Couples get butterflies in their stomachs and start rubbing their hands together, while parents start mentally preparing themselves to let their children go.
Yes, I’m talking, of course, about the latest Build-to-Order (BTO) exercise.
4,989 BTO Flats Launched For Sale in Aug Exercise
4,989 BTO flats were launched for sale today (11 Aug) by the Housing and Development Board (HDB).
The third BTO exercise for the year, it offers potential homeowners thousands of flats across seven housing projects in a mix of newer and mature estates.
The flat types on offer range from 2-room Flexi to 5-room, with indicative prices (without grants) ranging from $108,000 to $670,000.
So, where will they be located?
Queen’s Arc
One project which is sure to catch the eye of many prospective home buyers is Queen’s Arc, which will be bounded by Queen’s Crescent and Queensway Drive and is situated next to Alexandra Hospital.
610 units of 3- and 4-room flats will be on offer, all of which will be housed in two residential blocks ranging from 23 to 39 storeys.
Together with an additional residential block of rental flats, there will be three residential blocks in this development.
Toh Guan Grove
Located along Toh Guan Road, the new Toh Guan Grove will comprise three residential blocks, ranging from 10 to 37 storeys.
This project will have 569 units of 2-room Flexi, 3-, and 4-room flats.
“The development’s design and name reference the natural forms of the mangroves which once populated the area,” HDB said.
Kovan Wellspring
Bounded by Upper Serangoon Road and Tampines Road, Kovan Wellspring will be located next to Heartland Mall.
It will also be near Kovan 209 Market and Food Centre and Kovan MRT station, which will surely please potential buyers.
This project will have four residential blocks ranging from 13 to 18 storeys, with 586 units of 2-room Flexi, 3-, and 4-room flats on offer.
It will also be integrated with the new Paya Lebar Kovan Community Club.
“Kovan Wellspring takes its name from the well Tua Jia Kar (“foot of the big well”), which once supplied clean water to the kampong residents of the area,” HDB said.
A replica of this well, which features a commemorative plaque, is located at the nearby Block 203.
Tampines GreenQuartz
Tampines GreenQuartz will comprise 13 residential blocks ranging from 10 to 17 storeys in height.
1,613 units of 2-room Flexi, 3-, 4-, and 5-room flats will be up for sale at the residential site, which will be bounded by Bedok Reservoir Road and Tampines Street 95 and 96.
The design of Tampines GreenQuartz is inspired by area’s history as a former quarry, HDB said, as well as the multifaceted quartz gem stone.
Hougang Citrine
Hougang Citrine will be located along Hougang Avenue 3, comprising six residential blocks ranging from 12 to 13 storeys.
Buyers will have 749 units of 2-room Flexi, 3-, 4-, and 5-room flats to choose from.
As for the rather unique name, HDB explained that the project takes its name from the “warm, orange shades of the development’s facade.”
Tampines GreenJade
Another project with an equally distinctive name is Tampines GreenJade, whose moniker references the surrounding greenery and the area’s history as a former quarry.
Situated in the vicinity of several park connectors and Bedok Reservoir, GreenJade will be bounded by Tampines Street 96 and Bedok Reservoir Road.
With six residential blocks ranging from 15 to 17 storeys in height, potential home buyers will have 546 units of 4- and 5-room flats to choose from.
Towner Residences
The name may not be as inspiring as others, but it’s certainly in a great location.
Located along Towner Road, residents of Towner Residences will have easy access to Whampoa Drive Market and Food Centre and Boon Keng MRT station.
It comprises two residential blocks that are 25 and 40 storeys tall. One has 316 units of 3- and 4-room flats on offer, while the other block will comprise rental flats.
Flats Will Be Completed in 2027
If you’ve decided to make an application and are already picturing what life in your new house will be like, you should probably put the brakes on.
Buyers will have to wait over five years for these flats, as it’s expected to be completed in the second half of 2027.
This is largely due to the additional preparation works required for the site as well as the design of the project, HDB said.
Applications for the flats, which can be lodged on the HDB flat portal, will close next Tuesday (17 Aug) at 11.59pm.
In November’s exercise, another 4,400 flats will be on offer, in areas such as Choa Chu Kang, Hougang, Jurong West, Kallang/Whampoa, and Tengah.
