Everything About the New BTO That’s Launched Today (17 Nov), Including 1 in Bishan

Once you find the perfect abode, you’ll be able to walk around your own house naked and live by your own rules, but more importantly, you’ll get the privacy you and your partner desire, as well as a cozy, peaceful place to come back to after a hard day’s work.

And, as we all know, choosing a good location is as important as making your house feel homely. 

Fortunately, the latest Build-To-Order (BTO) exercise has flats across several estates.

5,795 BTO flats have been launched today (17 Nov) by HDB, in what is the final sales exercise of the year.

According to The Straits Timesflats in seven housing projects in five estates will be on offer this time.

The five estates are Sembawang, Tengah, Bishan, Tampines, and Toa Payoh (Bidadari).

The next BTO exercise will be in Feb 2021, where 3,550 flats in Bukit Batok, Tengah, Kallang/Whampoa, and Toa Payoh (Bidadari) will be available for bidding.

So, what can residents look forward to in this exercise?

Bishan

The biggest housing project of the exercise will be in Bishan.

Named Bishan Ridges, the new estate will have 1,502 two-room flexi, three-room, and four-room flats on offer.

It’s situated next to the Kallang River.

Excluding grants, prices start from $374,000 for a three-room flat and $528,000 for a four-room flat.

Prices are likely slightly higher than the units in Bishan Street 11 launched in the August exercise because of its proximity to the MRT station.

It is around 400m or a five-minute walk from Bishan MRT station.

The estimated completion date is in the second quarter of 2026, possibly delayed a year by the Covid-19 pandemic.

And God knows if you can sell it for a million dollars in the future.

Toa Payoh (Bidadari)

There will be two BTO projects in Toa Payoh (Bidadari).

The first is ParkView @ Bidadari, located next to the upcoming Alkaff Lake.

It has 358 three-room and four-room flats on offer, and is walking distance from Woodleigh MRT station.

The larger project, Bartley Beacon, has 880 three-room, four-room, and five-room flats.

This estate is next to Maris Stella High School and is walking distance from Bartley MRT station.

For both projects, prices start from $324,000 for a three-room flat and $466,000 for a four-room flat.

However, five-room flats in Bartley Beacon are particularly expensive; at $627,000, they are the most expensive flats in this launch.

The projects are expected to be completed in the first and second quarter of 2025.

Tampines

The sole project in Tampines – Tampines GreenEmerald – will be built on a site next to Bedok Canal.

It has 750 units available, including 2-room flexi, four-room, and five-room flats.

Prices start from $334,000 for a four-room flat and $460,000 for a five-room flat.

Nearby schools include Bedok Green Secondary School, Yu Neng Primary School, and Red Swastika School.

Tengah

Like Toa Payoh, Tengah will have two housing projects, both of which are located within the Garden district.

The first is Garden Court @ Tengah, which will have 790 two-room flexi, three-room, four-room, and five-room flats.

Sitting across it is Garden Terrace @ Tengah, which has a total of 789 units, including two-room flexi, three-room, four-room, and five-room flats.

Residents of these flats will be able to utilise the nearby Tengah Plantation MRT station and Hong Kah MRT station on the upcoming Jurong Region Line.

Prices start from $108,000 for a two-room flexi flat and $394,000 for a five-room flat in both projects.

It will likely be completed in the first quarter of 2024.

Sembawang

Sembawang has just one housing project with just 726 units on offer, but it might have the catchiest name in the exercise: Sun Sails.

Sun Sails will have two-room flexi, three-room, four-room, and five-room flats in its estate.

Prices start from $92,000 for a two-room flexi flat and $336,000 for a five-room flat.

Sale of Balance Flats 

This year’s first Sale of Balance Flats (SBF) was supposed to be held in May, but was postponed thanks to the coronavirus.

5,220 flats will be offered in this SBF exercise, in estates such as Marine Parade, Queenstown, Clementi, Punggol, and Sengkang.

If you’re interested, be sure to apply soon, as applications close on 23 Nov. The flats, of course, will be allocated through balloting.
