Homebuyers looking for a BTO flat with a wait of under three years will have 1,310 units to consider at Sembawang Anchor in the upcoming November 2026 sales exercise.
The project has a waiting time of two years and 10 months, HDB announced on 1 November. It will offer two-room Flexi, three-room, four-room and five-room flats.
Applications have not opened yet. HDB said further details on the November projects, including their classification categories, will be released when the sales exercise begins.
Six Blocks With Shops and a Supermarket
Sembawang Anchor will sit between Admiralty Lane and Sembawang Drive in the new Sembawang North housing area.
It will have six residential blocks, including one combining flats for sale and rental flats. A preschool, eating house, supermarket and shops are planned within the development.
Residents can also look forward to a one-hectare park next to a new neighbourhood centre that is being planned close by.
Other amenities in the surrounding area include Sembawang Mart, Sun Plaza and Bukit Canberra. The latter houses a hawker centre, polyclinic, indoor sports hall, ActiveSG gym and swimming pool.
Two More Projects With Waits Just Over Three Years
Bayshore Oasis in Bedok and Plantation Dew in Tengah will each have a waiting time of three years and two months.
Bayshore Oasis will offer 855 two-room Flexi and four-room flats. Plantation Dew will have 710 flats, spanning two-room Flexi, three-room, four-room, five-room and three-generation units.
Plantation Dew will also offer White Flats, extending this layout to five-room flats for the first time. These homes have no internal partition walls separating the living and bedroom spaces, allowing buyers to configure those areas.
Between them, Sembawang Anchor, Bayshore Oasis and Plantation Dew make up 2,875 of the roughly 7,960 flats launching in November, or more than a third.
Four other projects will be offered in Bedok, Geylang, Toa Payoh and Yishun.
Shorter-Wait Flat Supply to Exceed Annual Target
The Sembawang launch will bring the number of Shorter Waiting Time flats offered in 2026 to 4,661, exceeding HDB’s commitment of more than 4,000. These are flats with waits of less than three years.
For buyers checking their budgets, HDB’s sales-exercise FAQ says flat prices and project classifications are published on the HDB Flat Portal during the sales exercise.
