If there’s one thing that would seem outrageous a few years ago but is getting increasingly “normal”, it’s Housing Development Board (HDB) flats that cost over a million dollars or so.
In fact, there were 266 HDB flats sold for more than $1 million this year, which is even more than the 259 that were sold over the entirety of 2021.
And apart from neighbourhoods like Ang Mo Kio and Toa Payoh, it seems like a new neighbourhood has joined the “Million-Dollar Club”, and the newest addition to the exclusive club is none other than Bedok.
And here’s all you need to know about the flat, which was brokered by an agent from PropertyLimBrothers.
Bedok Jumbo Flat Sold in 1 Month for $1.04 Million
Located at Block 629 Bedok Reservoir Road, the flat in question was sold for around $1.04 million, a little less than the asking price of $1.15 million.
According to AsiaOne, Lee Jun Wei from PropertyLimBrothers shared that the deal for the unit was completed on 17 September earlier this month.
The unit spans 173sqm, or around 1,862sqf, meaning that the flat cost around $559 per sqft.
The flat was also sold within a month after being listed in early August, with Lee adding that he was “not surprised at all” at how many potential buyers were interested in the unit.
“Demand was very healthy, [since] this is a pretty rare find,” Lee explained.

According to the video, the jumbo flat is made up of a three-room unit and another four-room corner flat, and that it was formed after HDB combined the original three- and four-room units into jumbo flats and executive units.
The unit, which was completed in 1993, has around 69 years and 10 months left of its lease and is located on a “high floor”.
For reference, the block that the flat is located within is 11 storeys high.
Apart from that, the location also seems stellar: Bedok North MRT Station is just a five-minute-walk away, and there are wet markets and coffee shops in the area as well.
In the video, Lee also highlighted how there are unobstructed views from the unit and that the residents do not have to worry about the sun shining in directly since the unit is oriented in a north-south direction.

And as most Singaporeans know, jumbo flats are hard to come across — they can only be purchased in the resale market. As of 2017, there are only around 2,900 according to The Straits Times.
As for similar flats being sold in the Bedok Reservoir, the HDB Resale Portal shows that the most recent large HDB unit in the area was for a 150spm-large executive maisonette which has 62 years left on its lease.
It was sold for $800,000 in September.
