HDB may just be the best wingman out there, launching new BTO flats 4 days before Valentines Day.
Perhaps we’ll be seeing a spike in proposals on this year’s Valentines Day because of this.
*cries in single*
Just today, 10 February 2025, HDB launched 5032 flats in the February 2025 BTO (Built-To-Order) exercise.
The flats are located across five projects in Kallang/Whampoa, Queenstown, Yishun, and Woodlands.
Out of these flats, some of them are the first to be offered in the new Woodlands North Coast precinct, within walking distance to Singapore’s northern waterfront and near Woodlands Checkpoint–perfect for couples that want to experience some coastal living.
But don’t get your expectations up too high lah: you’ll probably just get a view of Johor Bahru in the distance.
Another 5,590 Sale of Balance (SBF) units located islandwide will also be offered for sale, in the largest SBF exercise to date.
About four in ten SBF flats offered are completed units, so those who manage to secure them will be able to move in immediately. The other flats will be completed from 2025 to 2028.
The starting prices of the SBF flats are as follows:
As for the BTO flats, eight in ten of them have waiting times of up to four years or less. Amongst them, 1531 flats at Chencharu Vines and Chencharu Green in Yishun will have the shortest waiting times of just over 3 years.
Though, with the terrible reputation that Yishun has, I am not so sure if people will want to buy those flats.
This launch will follow the new flat classification system, that categorises BTO projects into Standard, Plus and Prime, depending on their proximity to the city centre, transport connectivity, and amenities.
For this launch, the standard projects offered are Chencharu Green (Yishun), Chencharu Vines (Yishun) and Woodlands North Verge (Woodlands). The plus project is Stirling Horizon (Queenstown), and the prime project is Tanjong Rhu Parc Front (Kallang/Whampoa).
Here are the starting prices of these flats:
Under this launch, first-timer singles will also have greater access to choose from the 2,759 2-room Flexi flats in the BTO and SBF exercises.
Finally, some good news for myself.
For those already daydreaming about getting the keys to your own home, here is some information about the different projects under this BTO launch.
Woodlands North Verge
This project will be located along Woodlands North Link and Admiralty Park, with six residential blocks, each from 27 to 35 storeys. Some of the units in this project will be rental flats.
The project features many facilities such as eating houses, a supermarket, a preschool and a residents’ network centre.
For those that need some respite from the mountain of work that your boss has been piling up on you, head to the multi-storey car parks (no, not to lie on the road and hope that a vehicle will not see you), where roof gardens, playgrounds, fitness stations, and a hard court await.
Last but not the least, how can we forget–the project is also located only a short distance away from the Woodlands Checkpoint. Late night supper trips to Johor won’t be impossible anymore!
Chencharu Vines
This project will be situated between Sembawang Road and Bah Soon Pah Road and is made up of seven residential blocks ranging from 13 to 14 storeys high.
Residents will also be able to enjoy many amenities such as an eating house, a supermarket, preschool, a residents’ network centre, playgrounds, and more.
Nearby, a mixed-use Integrated Development is in the works, providing a one stop place that caters to the needs of all residents. A bus interchange will also be available within this development, allowing residents to escape to a different part of Singapore should Yishun become too overwhelming with its interesting occurrences.
Chencharu Green
This project will be in Chencharu Link and is closer to Khatib MRT station then Chencharu Vines.
Stirling Horizon
For those scared of heights: you may want to strike this project off your list.
Stirling Horizon will be bordered by Queensway Road and Mei Chin Road, comprising of three residential blocks ranging from 35 to 47 storeys.
It is intentionally oriented in the north-south direction, maximising natural ventilation and so that you can avoid the scorching afternoon sun.
The project will feature many green spaces, playgrounds, fitness corners and more.
There will also be a 2-storey preschool offering outdoor amenities for its students, so that your future children won’t grow up to become those bratty, spoilt iPad kids that seem to be everywhere.
It will take about 10 minutes to walk to Queenstown MRT, maybe slightly more for unfit people like me and you.
Reader: don’t pull me into this again.
Buyers will need to wait the longest to move into these flats, as they are expected to be finished in at least four years and seven months.
Tanjong Rhu Parc Front
The project is bounded by the existing Tanjong Rhu Road, Kallang Paya Lebar Expressway (underground), and East Coast Parkway.
It comprises of six blocks, one of which includes 203 rental flats.
A preschool will be located on the first floor of the Multi-Storey Car Park, directly connected to the children’s playground.
There will be many amenities available to cater to the needs of different age groups and households.
Its close proximity to town makes it extremely convenient–perhaps not such good news for your wallets though.
Note that flat applications for this launch will close at 11.59PM on 17 February on the HDB Flat Portal.
HDB has encouraged applicants to apply for the Standard flats if they want to increase their chances of securing a home, as at least 95 per cent of these units will be reserved for first-timer families.
