Punggol East Container Park Businesses Could Stay Until End-2027 After Lease Extension Offered

Businesses at Punggol East Container Park and nearby Tebing Lane may get more time before moving out.

Four master tenants operating in the area will be offered lease extensions of up to one year, potentially allowing businesses there to stay until the end of 2027.

This comes after concerns were raised over the expiring leases at Punggol East and Tebing Lane, where businesses had earlier been preparing to leave ahead of future residential redevelopment.

Lease Extension Offered After Businesses Raised Concerns

Punggol GRC MP Yeo Wan Ling said in a Facebook post on Saturday, 3 October, that she had recently met the relevant agencies to discuss concerns from businesses in the area.

According to reports, the agencies reviewed and adjusted the development timelines, allowing them to offer the four master tenants lease extensions of up to one year.

The extension is meant to give affected businesses more time to prepare for the transition.

This does not mean the area will stay permanently. It means businesses may have a longer runway before they eventually move.

In Singapore property terms, that is basically a bonus round.

More Than 50 Tenants Were Previously Told to Leave by 31 October

The issue drew attention because more than 50 tenants at Punggol East Container Park had previously been told to cease operations by 31 October 2026.

The site at 50 Punggol East Road is operated by City Sprouts, the master tenant for Punggol East Container Park.

City Sprouts had earlier said it received official notice in May 2026 to vacate the site and complete reinstatement works within the stipulated timeline.

The lease for the state property had originally been due to expire on 31 December 2026.

Under the latest update, the affected master tenants at Punggol East and Tebing Lane may now get an extension of up to one year, until end-2027.

Agencies Will Help Businesses Look for Other Premises

Even with the extension, agencies will continue helping affected businesses look for alternative locations.

Ms Yeo said agencies including the Singapore Land Authority, JTC Corporation, the National Parks Board and the Housing and Development Board would continue assisting businesses in exploring suitable alternative premises.

Where available, this includes options in the Punggol area.

The agencies may also connect affected businesses with relevant government landlords and agencies.

That matters because the businesses there are not just random units in a mall. Punggol East Container Park has become a hangout spot for nearby residents, with food and lifestyle tenants drawing people to the riverside area.

Area Still Set Aside for Housing

The longer lease runway does not change the broader direction for the land.

The area has been earmarked for future residential development, which was the reason tenants had earlier been preparing to move out.

The Business Times reported in September that a 25ha stretch of state-owned riverfront land in Punggol East could yield more than 8,000 new homes if fully developed.

The same report said state properties at 32 Punggol East, 6 Tebing Lane and 10 Tebing Lane were tenanted respectively to Sing See Soon Floral & Landscape, Sports Hub @ Punggol and AT Punggol, with their tenancies due to expire on 31 December 2026.

For now, the practical takeaway is simple: some businesses that were preparing to exit soon may be able to remain open longer, depending on the lease extension offered to their master tenants.

So if you thought you had only until the end of October to visit, you may have more time after all.
