5-Room HDB Flat in Bishan Resold for a Record $1.43 Million
And it seems that someone did take the plunge.
Yes, a 5-room HDB flat in Bishan was just sold for a whopping $1.43 million, the local record for a 5-room resale flat. To put it into perspective, that’s like 1.43 million vanilla cones. Or 2383 PlayStation 5s.
Wow.
The flat is reportedly a 120-square-metre unit located at Blk 273B Bishan Street 24. It’s situated somewhere between the 35th and 40th floors.
Though unconfirmed, it has been speculated to be this particular flat on PropertyGuru.
The buyer is stated to be a small and medium enterprise (SME) owner in his 50s.
Why Is It So Costly?
Believe it or not, despite the seriously steep price, the flat listing actually piqued the interest of at least 10 potential buyers.
And that begets the all-important question: why.
The Design, Build and Sell Scheme (DBSS) type flat is in a pretty convenient spot: it’s just 780m from the MRT station and near the bus interchange and mall.
The bedrooms also look pretty sizeable.
But perhaps the most enticing thing about the flat is this:
An unobstructed view of the scenery that even some 5-star hotels would find hard to compete with — sheer beauty.
And, of course, there’s the fact that the flat is part of the DBSS, where private property developers built the HDB units.
These units were built in mature estates and are presumably of better quality and designs resembling condominium units.
There are only 13 DBSS sites in Singapore at the moment. Apart from Bishan, there are also DBSS blocks at Tampines, Boon Keng, Simei, Ang Mo Kio, Toa Payoh, Yishun, Bedok, Yuan Ching, Hougang, Clementi and Pasir Ris.
There are two DBSS sites in Tampines alone.
It should be noted, however, that flat units in Natura Loft are routinely sold for staggeringly high prices.
Even at the current time, there’s a 4-room flat listing going for a whopping $1.18 million.

It’s incredible to think that this latest record triumphs one that was set just days ago.
That’s right; just earlier this month, someone bought a 5-room HDB resale flat at Toa Payoh for a whopping $1.42 million.
The flat in question is 1,259 sqft (117 sqm), pricing it at $1,128 psf.
Perfect for a high flyer, the flat is located on the 40th to 42nd level of The Peak @Toa Payoh at Lorong 1A Toa Payoh.
And before that, a 5-room HDB resale flat was sold for $1.418 million in June 2022.
