According to a recent video on the PropertyLimBrothers YouTube channel, the bachelor pad of Ryan Tan, co-founder of Night Owl Cinematics (NOC), is allegedly up for sale.
Ryan had spent nearly $200,000 on a makeover for the $2 million penthouse unit he once co-owned with his ex-wife and fellow co-founder, Sylvia Tan, a year after their highly publicised divorce in 2020.
The renovations gave the freehold duplex penthouse at Floraville, located in Yio Chu Kang, the look of an updated, luxurious Japanese ryokan or of an American log cabin, complete with modern technology.
The property, which looks like it just stepped out of a furniture magazine, is now listed for sale on PropertyLimBrother’s website for an impressive $2.08 million price point.
High Price Point Due to Furnishing
In the 19-minute video uploaded on their channel, Mr Melvin Lim, co-founder and Chief Executive Officer (CEO) of PropertyLimBrothers, took viewers through the amenities of the condominium and penthouse unit.
Although the place was initially intended for a single person, he suggested that the space could also serve as a comfortable home for a young couple without children or a retirement home since the unit can be converted into a dual-key duplex penthouse.
The unit spans 1,410 square feet and comprises four bedrooms and three bathrooms.
According to reports, the luxurious Floraville development boasts 14 penthouses, but only three have four bedrooms, including the stylish unit featured in the video.
During the tour, Mr Lim emphasised that the renovation cost has already been factored into the unit’s price, eliminating the need for additional expenses for potential buyers.
Mr Lim also revealed that the unit originally had three bedrooms on the first floor and a master bedroom on the second floor, but only the master bedroom and one of the standard rooms remain.
However, he mentioned that the other rooms on the first floor can still be restored if the buyer wishes.
The duplex penthouse also presents the opportunity to turn it into a dual-key unit, allowing potential buyers to rent out one floor while residing on the other.
Other highlights were the appealing features of the unit, including its Instagram-worthy balconies and roof terrace.
Additionally, the unit is water and pet-proof and boasts complete vinyl flooring.
Since the unit’s furnishings are already complete and visually appealing, Mr Lim emphasised that, unlike other units, Ryan’s unit does not require lengthy renovations.
As such, potential buyers could save time and opportunity costs by moving in immediately.
The Unit was Easily Recognisable
While the YouTube video didn’t explicitly indicate that it was Ryan’s home, many sharp netizens could immediately tell based on the interior of that apartment.
This was probably made easier because Ryan and Sylvia Tan had uploaded a house tour while married.

In a TikTok video uploaded by PropertyLimBrothers on 30 April 2023, several netizens commented that they recognised Ryan’s house.
Some even encouraged Mr Lim to state that it was Ryan’s house to use his celebrity status and sell the house faster.
Ryan is No Stranger to Financial Woes
Despite recognising the flat, people seem unsurprised at the prospect of Ryan selling his house.
This was probably due to an interview with The Daily Ketchup in October 2022, where Ryan revealed that his finances were depleting due to ongoing lawsuits regarding the NOC saga.
Despite starting his own YouTube channel, Ryan admitted that it would still take him some time to turn a profit.
He also disclosed that his monthly bills, including office rentals and employees’ salaries, amounted to $80,000 to $90,000.
Despite this, Ryan did not sell his penthouse unit in 2022 as he felt “it was not the right time” to do so due to less-than-desirable property market conditions.
While the revelation of his financial woes did prompt some sympathy from viewers, Ryan soon received backlash from netizens when he received $1000 from Mr Khoo Keat Hwee, the founder of Mentai-Ya Japanese Cuisine.
Netizens doubted the genuineness behind Ryan’s claims of being “broke” and pointed out that he was still living a lavish lifestyle compared to others.
Furthermore, Ryan Tan’s new YouTube channel, OverKill Singapore, was Singapore’s second most-viewed channel in 2022.
Despite being relatively new, the channel has already garnered over 66,000 subscribers and over 3.3 million views with its videos as of 2023.
As such, netizens did not regard Ryan’s comments about his financial woes too kindly due to his success with his Youtube channel, among other things.
Unit Boasts Multiple Perks
While Ryan’s intentions behind exposing his financial woes may never be discovered, it appears that he is now selling his luxurious penthouse, which may have been a factor in raising suspicions about his finances.
While there has yet to be an official confirmation from Ryan that the property being sold is indeed his, the unit has more than enough going on its own to attract buyers.
Aside from the unit’s aesthetic appeal, Mr Lim highlighted its impressive facilities, such as a BBQ pavilion, jacuzzi, gym, and a large lap pool.
He also stated that Ryan’s unit is one of only 13 freehold or 999-year units in various districts like Middle Road, Golden Mile, Little India, Holland Road and Watten Estate that are available for under $2.1 million.
According to the Urban Redevelopment Authority (URA), the current record for the largest unit sold in Floraville is a 1,200-square-foot apartment.
It went for sale for $1.52 million in March 2022 at $1,261 per square foot.
Ryan’s penthouse, which measures 1,410 square feet, is expected to break this record and sell for at least $2.08 million.
